  • Phase 2 sales will begin in the fall of 2024. Please register for more information and the scheduled release date.

  • Most do! We have three parcel classifications at Basecamp – Waterview, Waterfront, and Wilderness. However, even our Wilderness parcels offer some spectacular views and partial water views as well.

  • No building permits are required by the qathet Regional District, though you will be required to build in accordance with the BC Building Code, and have an electrical inspection completed.

  • Yes!

  • We have a few preferred builders who specialize in modular and pre-fabricated cabin designs and can assist you, in order to expedite construction and minimize friction for you. We (the developer) will not be building homes but will assist with installing septic and water. We’d be happy to introduce you to custom home builders in the area as well of course.

  • There are no restrictions imposed by the Regional District, though homes will be limited by our Building Scheme to a maximum of 5,000 sf.

  • Yes! Up to 400 amp power is available at each lot at Basecamp.

  • Yes. Waterfront lots are the exception, however.

  • The site is approximately 45 mins north of Powell River, accessed by Sarah Point Road. 8kms North of Lund.

  • We have received approval from the Province of BC, to construct a 41 slip marina at Basecamp. Moorage slips will range in size from 35', 45' and 50'. The slips will be offered to each parcel owner in order of their purchase date (first-in, first-option).

  • We fully expect to, but are still finalizing our pre-approval package at this time. Anticipate that loan to value ratio of 50% is fully achievable.

  • Acreages will be sold as freehold bare-land strata lots

  • “Rural Residential” by the qathet Regional District, restricting lot sizes to a minimum of 3.5 acres with an average of 5 acres. The largest lot at Basecamp is 7 acres.

  • Yes. Weekly and monthly vacation rentals will be allowed. There will be restrictions on commercial uses however.

  • Yes. There are Rogers and Telus cell towers nearby that provide healthy reception.

  • Low bank waterfront. Beach is made of up small pebbles and tidal pools, with some beautiful sandy sections during lower tides.

  • Yes! Float planes can beach on the waterfront during higher tides. Within the approved marina design, there is an area for the float plane loading and unloading.

  • Only residents of Basecamp will be afforded exclusive moorage licenses at Basecamp.
